Ranches and MoMs have a big footprint and, therefore, usually require a larger lot than a two story home. Also, you may know that ranches are more expensive to build than a two story home. They require more concrete, more roof, a larger lot, etc. Therefore the $ per square foot on a ranch is more than on a two story. That's why you will see that a 2400 square foot ranch costs more than a 2400 square foot two story.
You may have heard the term "raised ranch". Some people call a split foyer a raised ranch, but that is not technically correct. A split foyer is the type of floor plan where the front door is not on the main level. When you open the front door, you are greeted with a set of stairs going up to the main level and a set going down to the garage and basement level. A raised ranch is actually a ranch on a drive-under garage/basement. The garage is underneath the house with a set of stairs leading up to the main level and the front door is on the main level.
A ranch condo is a new term used to describe those one level homes that may or may not be adjoining other homes, but is owned as a condominium. Condominium ownership typically implies that you only own the insides of your home, but you pay a monthly fee to a homeowners association to have the exterior of your home, the grounds and any amenities maintained.
Ranches and MoMs are in high demand these days. They suit a variety of buyers from the single person to the young family with small children to the the empty nesters. Clearly, they are a great investment.
