HOMESTEAD EXEMPTION (2008)

The regular Homestead Exemption is available to legal residents of Georgia purchasing and living in their homes. You can now file year round but the exemption will not go into effect until the year following your closing if your closing occurred after the deadline. You are entitled to claim a partial exemption, which can amount to substantial savings to you, the homeowner, plus additional exemptions for senior citizens. Please check with your property tax office for details. If you live within the city limits of your city, contact the city tax assessment office to find out if additional exemptions are available.

Call the tax assessors office to confirm the documents you need to file. Once your exemption has been filed, it will automatically be renewed each year if there has been no change. Any ownership or name change reflected by the deed should be reported to the Tax Commissioner in your county.

Important: Failure to apply for this Homestead Exemption will result in the loss of this exemption and will, in some counties, also result in a 10% assessment penalty. Loss of this Homestead Exemption can increase your monthly payments if your monthly payment includes an escrow amount. Note that you can now apply all year round, but to affect the taxes for this year, 2008, you must apply before March 1 if you bought your home on or before 12/31/07.
